Nice view, noisy upstairs Positive: The view was absolutely gorgeous. Friendly staff. Negative: We struggled to sleep each morning and some nights due to being able to hear everything from upstairs. Every footstep, every movement, even soft talking you can hear everything which made it hard to relax unfortunately. Needs some sort of insulation. Apartment could be a little cleaner, old equipment and fire alarm was completely missing from the wall.

Negative: {3 nights, 9th - 12th July 2026} Our stay was extremely disappointing. When we arrived, there was no hot water, the freezer was iced over, the fridge froze our food overnight, the kitchen blind was broken and the fire alarm had been left on the windowsill without batteries. One issue I wish we'd taken more seriously before booking was the noise. Many previous reviews mention it but we assumed it couldn't be as bad as described. Unfortunately, they were right. From the time we arrived, there was constant noise from the upstairs residence throughout the evening, overnight and into the early morning. We were woken at around 6:30 am by loud banging, heavy footsteps, talking and shouting. At times the stomping was so heavy it genuinely felt like the ceiling was shaking. If you're looking for a quiet stay or a good night's sleep, this is something to seriously consider. The biggest issue, however, was the lack of hot water, which continued for two days despite repeated contact with the host. We delayed our plans waiting for it to heat up as instructed but it never did. Communication was frustrating, with the host insisting on phone calls rather than responding through Booking.com, and we spent hours waiting for updates and for someone to inspect the issue. We were eventually relocated, but the replacement accommodation had not been cleaned, with unmade beds, used towels and rubbish still inside. We then had to wait another hour before it was ready, losing even more of our limited time in Queenstown. The host agreed to provide a partial refund, but wanted to arrange this outside of Booking.com, which made us uncomfortable. As of now, we have still not received confirmation of the refund through the official booking platform or from the host himself. Future guests should also be aware that the property's guidebook states that "excess consumption will be charged." This was not disclosed in the Booking.

Positive: The view was superb

Great location, amazing view but lacking a few touches in cleanliness and homeliness if that’s important to you. Positive: Great location, amazing view from the balcony and handy to have a washing machine and kitchenette. Heated tiles were also a great touch. Negative: Wet carpet in the bedroom which smelled after the unit had been closed up for the day, limited staples e.g. milk provided, smoke alarms were off the wall and batteries removed and no return communication from hosts when we flagged this with them.
